How You Work With The Landlord Not all Landlords are the same, and some have different requirements based on the management company they are working for or their previous experiences. We will do our best to put you in a location which both meets your needs and has landlords known to be friendly to their renters! There are a few things which are common to all landlords in Bangkok. Responsibilities: Here is what you and the landlord will be responsible for the duration of the contract: | Landlord Responsibilities | Your Responsibilities | - Property Management Costs - Repair of: o Water Supply o Power o Structural Damage not caused by tenant - May pay for or subsidize maintenance costs of swimming pool or other common area - Fire insurance | - Electricity - Water - Any broken items, such as furniture and windows - Standard “wear and tear” items such as light bulbs - May need to pay for maintenance costs of swimming pool or other common area - Late payment of rent (usually due by the 5th of the month) | Paying bills: In most apartment rental cases, your electricity and water bills will be included in your monthly rental bill. In these cases, you do not have to contact the electricity or water companies directly. However, your internet services may need to be paid separately – we will help you understand how to do this on your own. If you are living in a townhouse or a condo, you will most likely have to pay the bills yourself. We will help you understand the different ways of how to do this – mail, paying at the water or electric company, direct deposit and even paying at 7-11 convenience stores.
