Frequently asked questions

Can foreigners buy property in Thailand?
Yes. Foreigners can own condo units freehold within the 49% foreign quota and can own a house on leased land. They generally cannot own land. See the full ownership guide.
Is it better to buy a condo or a house in Thailand?
A condo is simpler legally and in maintenance. A house gives space but needs a lease or other land structure. See Bangkok condos and Hua Hin villas.
What is the foreign quota?
It is the 49% cap on foreign ownership of the total saleable area of a condo building. The building's juristic person can issue a certificate.
How do I send money to buy property in Thailand?
Transfer funds from abroad in foreign currency to a Thai bank account and obtain the bank's document that proves the inward remittance. The Land Department asks for it at transfer.
Can I get a mortgage in Thailand as a foreigner?
It is limited. A few banks lend to foreigners with work permits or residency, and some developers offer instalments. Most overseas buyers pay with their own funds.
How much are the taxes and fees?
Transfer fee is around 2%, plus seller-paid specific business tax (3.3%) or stamp duty (0.5%) and withholding tax. See costs and taxes.
Is Hua Hin a good place to retire?
Many retirees choose it for beaches, golf, private healthcare and a calm pace. See retirement homes in Hua Hin.
Do I get a visa if I buy property?
Not automatically. Property ownership is separate from immigration status. See retirement property in Thailand.
What is a 30-year lease?
The maximum lease term allowed by Thai law, often used for villas on land that a foreigner cannot own. Renewal clauses are contractual promises.
Is Nonthaburi a good place to buy?
It offers more space and lower prices than central Bangkok with access to the MRT Purple Line. See Nonthaburi houses and Nonthaburi condos.
Can I buy property in Thailand without visiting?
Yes with a power of attorney and a trusted lawyer, but we strongly recommend visiting at least once. Book a free property tour.
What should I check before paying a deposit?
The seller's identity, the title deed, the foreign quota (for condos), outstanding fees, and the terms for refunding your deposit.
Is it safe to buy property in Thailand?
It is when you follow legal routes, use a registered company account and get independent advice. Avoid nominee companies and verbal promises.
